Teton Management Pet Policy

1. PET ADDENDUM

This is an addendum to the Lease dated <<Lease Creation Date>> by and between <<Property Name>> c/o Teton Management, Agent for the Owner, hereinafter known as “Agent,” and <<Unit Address>>, hereinafter known as “Property,” and <<Tenants (Financially Responsible)>>, hereinafter known as “Resident.”

PETS SHOULD NOT BE KEPT ON THE PROPERTY WITHOUT PRIOR WRITTEN APPROVAL FROM MANAGEMENT. UNAUTHORIZED PETS CONSTITUTE A DIRECT LEASE VIOLATION AND MAY RESULT IN EVICTION. The Agent only permits dogs and cats. No rabbits, rodents, ferrets, farm animals, or chickens of any type are allowed.

1.2 LICENSED AND RABIES CERTIFICATE

Said pet(s) have been properly licensed and inoculated for rabies and other usual inoculations for the type of animal. Attach rabies vaccination certificate and any applicable town registration/licenses. Any and all ESA/Service animals must be disclosed prior to entering the community and listed below as approved animals of the household.

1.3 RULES

Permission to have a pet must be obtained in writing BEFORE acquiring the animal.

  1. Permission to keep a pet is restricted to the particular animal(s) described above and does not extend to any other animal.
  2. Each lot is allowed to keep two (2) approved animals at their residence.
  3. The pet(s) must be kept in the Premises, on a leash, or carried at all times. When a leash is utilized, it must be held and controlled by a responsible human being at all times. Pets are not allowed to run loose on the grounds or in other common areas.
  4. Pets are absolutely not allowed to be tied outside unattended. If your pet is outside, please accompany them with a leash at all times.
  5. The Resident agrees that the pet(s) will not disturb or pose a threat or danger to any other residents and will not damage any portion of the Property. If, in the judgment of the Agent, the pet(s) disturbs or poses a threat to other residents or the Property, the Resident agrees to permanently remove said pet(s) from the Premises within ten (10) days of written notice. Excessive barking is strictly prohibited and will result in a violation.
  6. The Resident further agrees to promptly pay for any damage caused to the Property by said pet(s) and agrees to hold the Agent and Owner of the Property harmless from any claims arising from the presence of said pet(s) on the Property.
  7. The Resident must adhere to pet waste rules of the property and always dispose of waste properly. Pet waste should be picked up immediately. Violation of this rule may result in termination of the lease.

1.4 PET INFORMATION

Only the animals listed above have been approved by the community. Any additional animals will be considered a direct violation of community rules and regulations.
